LiveWell Inspections offers Targeted Mold Sampling for homeowners who have a specific area of concern and need straightforward, independent laboratory results.
$250 — Includes Up to 2 Surface Samples
Your service includes:
- Visual documentation of the specific areas being sampled
- Up to two surface samples using swab and/or tape-lift sampling, as appropriate
- Laboratory analysis by an independent environmental laboratory
- Identification of fungal material detected in the samples
- Photographic documentation of the sampled locations
- A concise LiveWell Inspections sampling report
- Complete laboratory results provided to you
There are no hidden laboratory fees for the two included samples.
Additional surface samples: $100 each.
When Targeted Mold Sampling Makes Sense
This service may be appropriate when:
- You can already see suspected mold and want professional confirmation
- A warranty company, contractor, property manager, or other party has requested laboratory documentation
- You want to identify growth found behind a wall, beneath a fixture, in an attic, or at another specific location
- A contractor has opened an area and discovered suspected microbial growth
- You need documentation before deciding what to do next
- You want an independent laboratory result without paying for a comprehensive mold inspection
What You'll Receive
Samples are submitted to an independent laboratory for analysis.
Your report documents where each sample was collected, what the laboratory identified, and whether fungal growth was observed in the submitted sample.
You'll receive the laboratory report along with a concise LiveWell Inspections report documenting the sampled locations and findings.
Targeted Sampling vs. a Comprehensive Mold Inspection
Targeted Mold Sampling — $250
Best when you already know where the suspected problem is and primarily need confirmation, identification, or documentation.
The service is limited to the specific locations selected for sampling and does not attempt to determine conditions throughout the home.
Comprehensive Mold Inspection
Best when you need help answering questions such as:
- Where is the moisture coming from?
- How extensive is the problem?
- Could mold be present in other areas?
- Are indoor airborne mold levels elevated?
- What areas or materials may require remediation?
- What should be done to correct the underlying conditions?
A comprehensive inspection evaluates the property more broadly and may include moisture investigation, air sampling, additional surface sampling, and recommendations based on the conditions found.
What About Air Sampling?
Air sampling is not included in the $250 Targeted Mold Sampling service.
Air sampling is designed to answer different questions than a surface sample and may require multiple indoor samples, an outdoor comparison sample, and additional interpretation.
If your concern involves possible airborne mold, hidden mold, unexplained odors, or conditions that cannot be adequately evaluated through targeted surface sampling, LiveWell Inspections can discuss whether air sampling or a comprehensive mold inspection would be more appropriate.
Important Limitations
Targeted Mold Sampling is a limited sampling service, not a comprehensive mold or indoor air quality inspection.
Results apply only to the specific materials and locations sampled. A negative result at one location does not establish that mold is absent elsewhere in the property.
The standard $250 service does not include air sampling, investigation of the entire property, determination of the full extent or source of a mold condition, or development of a remediation protocol.
If conditions observed during the appointment suggest that targeted sampling is unlikely to answer your underlying question, we'll explain why and discuss whether a more comprehensive inspection would be appropriate.
