Thermal Imaging

What It Is


Used to help identify hidden moisture conditions associated with mold concerns
without unnecessary demolition.


Thermal imaging uses infrared technology to detect temperature differences behind walls, ceilings, and floors.


These variations can help identify areas that may be affected by hidden moisture.


Why It Matters


Moisture is the primary condition that allows mold to develop—but it isn’t always visible.


Thermal imaging helps highlight areas that may require closer evaluation, including:


• Potential water intrusion
• Areas of elevated moisture
• Conditions that may contribute to moisture-related damage or mold-supporting conditions


When Thermal Imaging Is Recommended


This tool is often used when:


• A leak is suspected but not clearly located
• There are signs of water damage or staining
• A non-invasive method is preferred
• It is part of a comprehensive mold inspection


How It Fits Into an Inspection


Thermal imaging is used as a non-invasive screening tool to help identify areas that may require closer evaluation


It helps identify areas of interest that may then be evaluated further using:


• Moisture meters
• Visual inspection
• Air sampling or surface sampling (when appropriate)

• Wall cavity inspection 


What Thermal Imaging Can and Cannot Tell You


Thermal imaging can:


• Highlight temperature differences that may indicate moisture
• Help locate areas that require further testing
• Provide a non-invasive way to evaluate hidden conditions


However, it does not:


• Directly measure moisture levels
• Confirm the presence of mold
• Identify the exact cause of a temperature difference


All findings are interpreted in context using additional tools and inspection methods.
